VA loans and benefits explained in honor of Veteran's Day

Image
First of all Happy Veterans Day to all the veterans out there and thank you for your service. VA (Veterans Affairs) loans offer several valuable benefits for veterans, active-duty service members, and eligible surviving spouses who are looking to buy a home. In essence they are designed to make home ownership more accessible for those who qualify. Here are some of the main advantages: 1.  No Down Payment Requirement One of the biggest benefits of a VA loan is that it allows eligible borrowers to buy a home with  no down payment which for many is the first and significant roadblock to homeownership.   2.  No Private Mortgage Insurance (PMI) Unlike conventional loans, VA loans  do not require private mortgage insurance , even with no down payment. This can save borrowers hundreds of dollars per month and make owning a home more affordable. PMI is an additional charge to cover the loan in the event of default. In order to avoid PMI, a non veteran would h...

It's that time of year again: Time to get your home in order before winter hits

Image
Here is my go-to list on what we need to do to properly winterize our homes. I won't bother so much with the why's, so let's get straight to it. Obviously if you are not much into D.I.Y, hire a handyman to do the simpler tasks. They will thank you for the work... I hope. Meanwhile, condo or apartment dwellers can rejoice in the fact that the majority of these tasks will not apply/will be covered by the association or mgmt company. 1.  Insulate Windows and Doors Caulking and Weatherstripping : Inspect windows and doors for gaps, and apply caulk or weatherstripping to seal leaks. Storm Windows and Door Sweeps : Install storm windows or temporary plastic film over windows, and add door sweeps to prevent drafts or under the door draft stoppers that can be installed in a flash.  2.  Check and Insulate the Attic Attic Insulation : Proper insulation in the attic prevents heat loss, helping keep the home warmer and lowering heating costs. Attic Ventilation : Ensure attic ven...

🏡 Finding and Adapting a Home for Wheelchair Accessibility: A Realtor’s Firsthand Experience

Image
INTRODUCTION  I have clients who are currently looking for a home that is suitable for a person who requires a wheelchair following a serious accident which happened a day before a home inspection for a home that they had to back out of.  As a realtor this would be a first for me, and in light of how difficult it is to find a home that requires no modifications, we were going to have to make a compromise or two. With that being said, I thought it would be helpful and or illuminating for anyone who has similar needs/interested in the subject to put together a list of typical considerations and fixes.  But before we get into the nitty gritty, I should point out that it clearly behooves one in situations such as this to look for homes that are on one level such as a ranch or a rambler, or a home with two stories in case of a need for separation/storage/room for house guests. In our case, a condo will not cover us because he and his partner require yard space for their dogs a...

What are the differences between a condominium and a co-operative?

Image
Introduction As a realtor, I'm often asked about the differences between a condominium and a co-operative, the  two principal alternatives  to a traditional home whereby the owner owns the land and any buildings on it.  Like New York City, where I lived for 26 years, there are a relatively high number of co-operatives in the Washington DC area.  Condominiums (condos) and cooperatives (co-ops) are both forms of multi-unit housing, but they differ significantly in terms of ownership structure, responsibilities, and legal frameworks.  For the purpose of clarity I am going to divide the two by the various criteria on which they are beholden.  Ownership Structure Condominium (Condo) In a condo, each unit is owned outright, except the common areas (hallways, amenities, etc.) which are shared with other residents.  The ownership is structured like real estate, where you hold a deed to your specific unit. Cooperative (Co-op) In a co-op, ownershi...

New rule changes in the wake of the NAR anti-trust settlement

Image
As promised last time here is a two part breakdown of the pending and ongoing $418 million settlement by the National Association of Realtors following class action anti-trust lawsuits that goes into effect on this day, Aug 14th 2024 with some additional changes plus my take… Essentially these changes include the requirement to use written buyer agreements for all buyers and the removal of commission fields in the MLS, the digital search and data tool that we realtors use to buy and sell properties on behalf of our clients. There are approximately 800 MLS’s throughout the country and while there is national oversight each state has its own contract and way of doing business. However, all realtors, no matter the state, are beholden to a code of ethics re standards of practice, the essence of which is tied to the acronym OLDCAR which outlines the duties and responsibilities we owe our clients: Obedience (within the law), loyalty, disclosure, confidentiality, accountability, and reasonab...

The Home Selling Process Part 3 of 3: What to expect once your home goes on the market?

Image
WORKING WITH A REALTOR/THE LISTING AGENT Before listing a property, most realtors, myself included, will schedule and pay for a professional photographer to photograph the home for the purpose of highlighting the home's attributes. As the saying goes 'a picture is worth a thousand words'. Once the photography is complete, the agent or their assistant will select and upload/label the best images (typically 30) to the MLS (Multiple Listing Service),  a private database that is created, maintained and paid for by real estate professionals to help clients buy and sell property. Meanwhile, if the home is not occupied or partially furnished, refer to blog number 1 in this 3 part series which includes some information on staging. THE MLS  For both real estate professionals and clients alike, a local MLS plays a critical role when it comes to marketing and selling a home. Each listing has mandatory fields (some are optional), such as the number of bedrooms, bathrooms, total square ...
