Smart Homes and real estate Part 1 of 3: Here is a breakdown of popular considerations for today's homeowner

Welcome to my three part series on smart home technology, beginning with a simple breakdown of the various options. It' s no secret that smart home features have become an important part of the conversation when it comes to all matters real estate or home ownership in general.  

1. Smart Security Systems

Security is a top priority for homeowners, and smart security systems provide convenience, automation, and peace of mind.

  • Smart Locks – Keyless entry using PIN codes, fingerprint scanning, or smartphone control (e.g., August, Schlage Encode).
  • Video Doorbells – Real-time video streaming, two-way talk, and motion detection (e.g., Ring, Nest, Arlo).
  • AI-Powered Security Cameras – Facial recognition, night vision, and motion-triggered alerts.
  • Smart Alarm Systems – Integrated alarms with mobile notifications and emergency dispatch options (e.g., SimpliSafe, ADT).



2. Smart Thermostats & Climate Control

Energy-efficient climate control helps homeowners reduce costs while improving comfort.

  • Learning Thermostats – Adjusts based on daily routines, weather conditions, and occupancy (e.g., Nest Learning Thermostat, Ecobee SmartThermostat).
  • Zoned Heating & Cooling – Controls different rooms separately for the purpose of optimizing energy use.
  • Smart Ceiling Fans & Window Shades – Automates airflow and natural light management which in turn takes a load off the HVAC system.  

3. Smart Lighting

Smart lighting enhances convenience, ambiance, and security.

  • Voice-Controlled & App-Controlled Lights – Adjust brightness, turn lights on/off, or change colors using voice assistants (e.g., Philips Hue, LIFX).
  • Motion-Sensing Lights – Automatically turns on/off in response to movement.
  • Adjustable Color Temperature – Warmer light in the evening for relaxation, cooler light during the day for productivity.

4. Whole-Home Automation Systems

These systems act as the brain behind the smart home, integrating multiple devices for seamless automation.

  • Centralized Control Hubs – Platforms like Google Home, Amazon Alexa, or Apple HomeKit connect and control all smart devices.
  • Customizable Automation – Set routines like "Good Morning" to turn on lights, start coffee, and adjust the thermostat.
  • Geo-Fencing Features – Devices activate/deactivate based on homeowner location (e.g., lights turn off when you leave).

5. Smart Appliances

Connected appliances make daily tasks more efficient and convenient, albeit not always foolproof or necessary depending on one's point of view. 

  • Smart Refrigerators – Built-in cameras, touchscreen displays, inventory tracking, and recipe suggestions (e.g., Samsung Family Hub).
  • Wi-Fi-Enabled Ovens & Dishwashers – Remote control and monitoring via apps (e.g., GE Profile, Bosch Home Connect).
  • Smart Washers & Dryers – Notify users when a cycle is complete and offer remote control options (e.g., LG ThinQ, Whirlpool).
  • Coffee Makers & Microwaves – Schedule coffee brewing and control cooking settings from your phone.

6. High-Speed Home Networking

A strong internet connection is essential.

  • Mesh Wi-Fi Systems – Eliminate dead zones and provide seamless coverage throughout the home (e.g., Eero, Google Nest Wi-Fi).
  • Fiber Internet & 5G-Ready Connectivity – Ensures high-speed internet for streaming, work-from-home, and automation.
  • Smart Routers – Offers parental controls, cybersecurity protection, and AI-powered traffic management.

7. Smart Home Energy Management

Homeowners are increasingly looking for ways to reduce their carbon footprint/utility bills.

  • Solar Panel Integration – Connects with smart apps to monitor energy production and consumption.
  • Smart Plugs & Outlets – Tracks energy usage and turns off unused devices remotely (e.g., Kasa Smart, Wemo).
  • EV Charging Stations – In-home electric vehicle chargers that integrate with smart energy management.

8. Smart Entertainment & Home Theater

Enhanced home entertainment is a major attraction for the tech savy.

  • Voice-Controlled TVs & Streaming Devices – Control TVs using Alexa, Google Assistant, or Siri.
  • Multi-Room Audio Systems – Stream music throughout the home (e.g., Sonos, Bose).
  • Smart Projectors & Home Theaters – Automated screen adjustments, voice control, and app integration for an immersive experience.

9. Smart Irrigation & Landscaping

Outdoor smart features enhance offer the one two punch of curb appeal and sustainability.

  • Automated Sprinkler Systems – Adjusts watering schedules based on weather forecasts and soil conditions (e.g., Rachio, Orbit B-hyve). Consider hardscaping if you are looking to avoid the financial and environmental expense long term. 
  • Smart Outdoor Lighting – Motion-activated, solar-powered, or app-controlled lighting for security and ambiance.
  • Robotic Lawn Mowers – AI-powered mowers that maintain the lawn with minimal user intervention (e.g., Husqvarna Automower).

10. Smart Health & Wellness Features

Health-focused smart technology is gaining traction, especially when it comes to luxury real estate.

  • Smart Air Purifiers – Monitors and improves indoor air quality with HEPA filters and real-time air quality tracking (e.g., Dyson, Molekule).
  • Sleep-Tracking Smart Beds – Adjusts firmness, tracks sleep patterns, and integrates with health apps (e.g., Sleep Number, Eight Sleep).
  • Smart Mirrors – Display workout routines, fitness tracking, and beauty recommendations (e.g., Mirror by Lululemon, Tonal).

Final Thoughts

Smart home features are no longer just a luxury—they’re becoming a must-have for today's homebuyer. Whether for security, convenience, energy efficiency, or entertainment, homes with smart technology often sell faster and for more money.
